Caldas da Imperatriz emerges as a unique asset where landscape, health, and memory overlap to create a living infrastructure of lasting value.
Set within a territory of more than 730,000 m², the asset brings together thermal springs of continental relevance, a protected architectural ensemble, and a landscape located on the edge of one of Santa Catarina’s most significant environmental systems.
More than a hotel, the project repositions the complex as a contemporary thermal club, where accommodation, visitation, and experience are integrated into a hybrid model — capable of operating simultaneously as a destination, a regional amenity, and a long-term economic asset.
The strategy structures the territory through three complementary layers:
• Heritage restoration and revitalization — activating memory as an economic asset
• Thermal and leisure infrastructure — positioning the waters as the central driver of the experience
• Commercial and operational program — ensuring recurring demand, scale, and long-term viability
The project transforms an underused historic asset into a platform for experience, wellness, and tourism, aligning preservation with performance.
